# What is a property valuation?

A property valuation is a formal assessment by a registered valuer. It gives you a detailed report on your property and a definitive value when one is needed, for example by a bank approving a new mortgage.

Valuations consider things like the size and location of the property, land size and terrain, the number of bedrooms, bathrooms and living areas, parking, the quality of building materials, zoning restrictions, the home's features and condition, any damage, environmental risks, recent sales of similar properties nearby, and current market conditions.
