# Emergency maintenance: what to do after hours

Before you start, check the issue is an emergency and not routine maintenance. Emergency repairs are defined in the Residential Tenancies and Rooming Accommodation Act 2008 (RTRA Act).

## What counts as an emergency repair

Emergency repairs are works needed to repair any of the following:

- A burst water service or serious water service leak
- A blocked or broken toilet system
- A serious roof leak
- A gas leak
- A dangerous electrical fault
- Flooding or serious flood damage
- Serious storm, fire or impact damage
- A failure or breakdown of the gas, electricity or water supply to the property
- A failure or breakdown of an essential service or appliance for hot water, cooking or heating
- A fault or damage that makes the property unsafe or insecure
- A fault or damage likely to injure a person, damage property or unduly inconvenience a resident
- A serious fault in a staircase, lift or other common area that unduly inconveniences a resident in getting into or using the property

Emergency repairs also include works needed for the property or its inclusions to meet the prescribed minimum housing standards.

Any repair that isn't an emergency repair is a routine repair. Lodge routine repairs with your property manager as normal.

## After hours process

1. Find your most recently signed Form 18a General Tenancy Agreement. It was emailed to you when you signed, or you can download a copy from your tenant portal.
2. Find the nominated repairers on page 2 or page 8 of the agreement, or in the attached annexure.
3. Contact the trade you need and arrange for them to attend the repair.
4. Email your property manager to let them know about the issue and the steps you've taken to fix it.
